The aim of the master thesis is the analysis of real estate market changes in Lithuania, equally compared real estate prices differentiation and its determinants in Lithuanian regions, and described real estate market changes perspectives in the context of Lithuania, Latvia and Estonia. To define economical evaluation of real estate market changes in Lithuania, it is introduced by showing residential real estate price dynamics, real estate prices differentiation in Lithuanian cities and key factors, which directly or indirectly had impact to accommodation prices changes. In the final work there is an attempt to describe the situation of real estate market not only in Lithuania’s extent, but including the situation context of the Baltic States. The estimation of the selected indicators, like accommodation prices changes, inflation level, interest rate, construction consumption price index, let widely describe the reasons and factors, which have an impact to RE market changes within last decade. Master Final Work consists of two parts. In the theoretic part there is analysis of real estate and real estate market theoretic aspects, their classification, and key factors for setting RE value, likewise their determination methods. In the practice part of the work, there is performed economical evaluation of real estate market changes in Lithuania, similarly determined key factors impact to particular real estate market indicators, their size and significance, either there is comparison of Lithuanian real estate market with Latvian and Estonian. In the practice part of the final work there is proposed model of Lithuanian real estate market prospects, in which there are represented estimated results from the practice research, also the suggested by authors RE market model for 2009 – 2010 year. |
