Abstract [eng] The subject of the Master's thesis is the Land Lot Purchase Agreement. In this paper the author studies the legal frames of the Republic of Lithuania concerning the Land Lot Purchase Agreement. The possibility of entering into such an Agreement is discussed in a relation to Lithuanian judicial practice, also taking into account the similar legal practices in other foreign countries. It should be noted that the essential conditions for such an Agreement is the subject of the Agreement, its price, and notarizing the Agreement. The emphasis of this Master thesis is the subject of the Land Lot Purchase Agreement – the land lot – which in its specificity distinguishes this Agreement from the other different Purchase Agreements, as well as the parties of the Agreement do. It should be noted that the land lot may be only a matter of the Land Lot Purchase Agreement if it is formed and registered in a public register under the laws of the Republic of Lithuania. It must be mentioned that the laws may provide different conditions and procedures for the Land Lot Purchase Agreement if its subject – the land lot – is of different type. This is related to the land, as a special property, which although is a long-term and inconsumable, but also limited, and may have various different characteristics depending on its location. In addition, it should be noted that land-related transactions are important not only for the private persons who enter into such an agreements, but also at national level, especially since the State has a constitutional obligation to ensure the rational use of land resources. In this regard, the paper explores both – the state and private ownership of land and analysis Land Lot Purchase Agreements which subject is the state owned land lots. It should be noted that in both private land and state owned land purchase agreements the parties of such an agreements may be all persons of the Republic of Lithuania which are legally capable, as well as foreign persons meeting the constitutional requirements of the Republic of Lithuania. In this Master thesis the other elements of the Land Lot Purchase Agreement are also analyzed as well as the other practical aspects and the possibility to enter into the Preliminary Land Lot Purchase Agreement.
