Abstract [eng] The thesis aims at the exploration of the problem of unsustainable economic situations’ formation. The object of the research is unsustainable economic situations, i.e. price bubbles and financial pyramids. Causes of the formation of unsustainable economic situations are given in the work. These causes allow recognizing and forecasting the formation of such situations as well as controlling them. It has been determined that market margin is the main cause of the formation of unsustainable economic situations. On the grounds of theoretical analysis of unsustainable economic situations and the Logistic Theory of Capital Management, the logistic valuation model of unsustainable situations is created. The model serves as a means to evaluate the dependence of unsustainable economic situations on market margin, in other words, on the decrease of market investment space. The created model includes two other models: logistic valuation model of price bubbles and logistic valuation model of financial pyramids. The logistic analysis has revealed the following tendencies: - as the saturation of the investment space increases, i.e. when invested capital occupies larger part of the investment capacity, the internal rate of return (profitability) of the investment increases significantly. - The elasticity of logistic internal rate of return regarding marginal capital is the main instrument that shows the intensity of a bubble formation. The logistic valuation model of unsustainable situations may be widely applied in practice. It allows for the detection of unsustainable economic situations and enables to take the right decisions in both economic policy and individual investment company.
