Abstract [eng] One of the mostly founded backgrounds of the origin of legal land relationship is the land lease contract which is useful for both – for the landlord and the tenant. From one side it lets for person who is unable to buy the land or does not want to do that to obtain a background for independent activity – the right to posses and use the land which belongs to other person, to get into his property the fruits, incomes and gets which he gains when he duly uses the land. From the other side it lets for the landlord to gain incomes as a form of land lesase payment not using the land himself and keeping it in his property. However there is no comprehensive analysis of this contract neither in Lithuanian nor in the other countries scope in Lithuania yet. But it must be done as it is needed for the understanding of the nature, peculiarity and importance in practise of the land lease contract and, secondly, as it is needed not least for the eliminating of unsertainity which can arise when the persons want to come into the land lease contract and also which is because the fact that there are a lot of legal acts regulating the making of this contract which are difficult to understand for that reason. Due those reasons it is seeked to look systematicaly at the main legal acts regulating the essential points of the land lease contract which are valid in Lithuania, Russia and England, the law doctrine and the court practise of those states, to mark the principal features of the land lease contract, to find out the advantages and disadvantages of Lithuanian legal regulation and in summary to make the suggestions for the eliminating of the lacks of Lithuanian legal regulation in this work.
