Master‘s Thesis analyzes the real estate market situation in the Baltic States during economic cycle phase (in the recession and expansion). Master‘s Thesis consists of three parts. In the first part are analyzing economic cycle and his phases, real estate market and classification of real estate market, real estate market cycles. It also provides an overview of the real estate market in the economic system and the economic cycle in the theoretical aspects. The second part deals with statistical method dynamics of macroeconomic indicators (GDP per capita, inflation, unemployment rates, employment rates, average gross earnings, foreign direct investment) during 2000 and 2012 period. In the course of this year revealed two main phases of the economic cycle: recession and expansion. In this part are analyzing the dynamics of the separated main real estate market indicators (permits for residential buildings, the number of built residential area, the average price of a residential area of the capital) during the economic boom and bust. The third part analyze the influence of macroeconomic indicators on the real estate market in the individual phases of the economic cycle during 2000 and 2012 year. In this part are applying the methods of correlation analysis and multi-linear analysis. |
