The aim of the master thesis is the analysis of 2006-2012 period real estate market changes in Baltic states. Master's thesis consists of three parts. The theoretical part presents characteristics of the real estate market, real estate valuation characteristics and factors affecting the real estate market trends and research methodology. The second part of the work illustrates the real estate market analysis of changes in the Baltic countries applying comparative and dynamic analysis techniques. Baltic real estate market characteristics are revealed on the basis of residential, commercial and land real estate. Changes of real estate prices are analyzed based on prices of aged and new buildings and rental property prices.At the end of analytical paragraph analysis of Baltic real estate market economic factors which influence the changes is presented. (real gross domestic product growth, the average annual inflation rate, the average gross wage, unemployment rate, mortgage interest rate, price index of construction, foreign direct investment). The third part of the work presents economical evaluation of real estate market in Baltic states and providesreal estate market development opportunities based oncorrelative and regress analysis and real estate market expert assessments. |
