Master's thesis compare Lithuanian residential real estate price changes in major cities of Lithuania, also differentation in real estate prices, rental price dynamics and its determinants. The work consists of conceptual, analytical and constructive components. First part analysis real estate market and the concept of the residential real estate market mechanism, which leads to the residential real estate market prices and their classification, also the residential real estate market in cycling. The second part analysis the total Lithuanian real estate price dynamics of the 2002 - 2012 year period, also the residential real estate market performance 2008 - 2013 (until the fourth quarter) period. Regression and correlation analyzes helps to identify the factors that had an impact on the residential real estate price changes. The third part presents the expert findings of the survey, on the basis of the second part of this work: the identified factors that had the biggest impact on the residential real estate market prices are included in the prediction model of 2013 – 2014 year period. |
