Abstract [eng] SUMMARY Jočys T. Comparative evaluation of housing bubble in Lithuania and United States of America: Master’s thesis in Economics / supervisor dr. Dainius Žvirdauskas; Department of Business economics and Management cathedral, Kaunas. Vilniaus University – Kaunas humanitarian faculty. The sharp rise of house prices in United States of America in 2003-2005 and the up forward rice of prices by 129% in Lithuania during the period of year 2005 and 2008 rose up the question whether there is a “housing bubble” in the market. So the evaluation of house prices became a very actual theme in these days. The aim of this thesis is to create the model to evaluate whether there is the bubble in the house market. The object of this thesis is the real estate market of Lithuania and United States of America. All the modules used in this research showed up that during the period of 2003-2005 there was a housing bubble in the USA housing market which was not followed by the fundamental indicators. The same results were found out about the housing market in Lithuania. The models showed that on the peak of the bubble in 2nd quarter of 2006 the prices were over valuated by 27%. Yet, there was a great economical grow influence to the rise of house prices in Lithuania too. This work could be used by governing bodies of the country and citizens in order to forecast the housing bubbles in the future.
