This master’s thesis analyzes the competitiveness of real estate brokers in the Lithuanian housing market. The relevance of the study is grounded in the increasing competition within the real estate brokerage market, limited opportunities to compete on price, and the growing importance of service quality, professional capabilities, and adaptation to market changes. In the contemporary housing market, brokers’ competitiveness has become one of the key factors determining their performance outcomes and long-term sustainability. The aim of the thesis is to develop and empirically substantiate a model for assessing the competitiveness of real estate brokers and to evaluate the competitiveness of brokers operating in the Lithuanian housing market. The study is based on a theoretical model of real estate broker competitiveness, in which competitiveness is explained through operational and adaptive capabilities and their relationships with performance outcomes. The objectives of the thesis include the analysis of theoretical aspects of real estate broker competitiveness, the development of a theoretical competitiveness model, and the empirical assessment of brokers’ competitiveness. The research methodology includes the systematization and comparative analysis of scientific literature, a quantitative research approach, and statistical data analysis. The empirical study was conducted using a questionnaire survey. Descriptive statistics, correlation analysis, and multiple linear regression analysis were applied to assess the relationships between brokers’ capabilities and their performance outcomes. The research results reveal that both operational and adaptive capabilities are significantly associated with real estate brokers’ performance outcomes and their competitiveness. Within the context of operational capability, the highest evaluations were given to service quality and local market knowledge dimensions, reflecting brokers’ orientation toward professional customer service and practical market expertise. In the case of adaptive capability, technological adaptation and the development of networking activities stand out. The study also found that the expression of brokers’ capabilities and their performance outcomes are most strongly related to work experience and membership in real estate broker associations. The final part of the thesis presents recommendations for real estate brokers, brokerage firm managers, and researchers. It is suggested to strengthen brokers’ professional capabilities, encourage active participation in professional associations, invest in technological solutions, and promote continuous professional development. Further scientific research analyzing the competitiveness of real estate brokers in different market contexts is also recommended. The thesis has both theoretical and practical significance, as it contributes to the conceptualization of real estate broker competitiveness, supports the practical application of operational and adaptive capabilities, and provides a foundation for further research on competitiveness in the real estate market. |
