The main purpose of this work is to evaluate the impact of Real Estate Investment Trusts (Reits) on the development of the real estate sector in the United Kingdom. Using regression models in this work was analyzed data related to Real Estate Investment Trusts and real estate sector in United Kingdom. Also was reviewed real estate sector of Baltic States and the main differences were evaluated. In scientific literature analysis reviewed and analysed various methods regarding Real Estate Investment Trusts. Literature analysis also about investment strategies, investors choices, macroeconomic factors regarding Real Estate Investment Trusts and real estate sector. The work consist of three main parts. The first part of work consist of an analysis of scientific literature, information articles data analysis and information data analysis from stock exchange. The second part consists of research methodics and also described selected data. The importants of data selection is also described and timeframe of analysis also was selected. Data was analyzed in selected program Gretl. The main method is linear regression method. For the first regression model data was selected from 2019-2024 years period, and for the second regression model data was selected from 2018-2025 years period. In the third part was analyzed research results from selected program Gretl. First regression model results show how investments in comercial real estate are related to quantity of investment funds. When number of real estate fund increases, then investments also grow. Second regression model results show how returns on investment are related to net asset value and how age of funds is related to net asset value. Higher investment return indicators have an impact of net asset value and real estate fund age is related to greater net asset value. Conclusions and recommendations are described. Overviewed research limitations, possible directions of future research and conclusions related to the main work purpose: the impact of real estate investment trusts on the development of the real estate sector in the United Kingdom. |
