Abstract [eng] Credit policy and its associated relationship between real estate appraisers and bankers in Lithuania The phenomenon of rapidly growth in mortgage loans and changes in real estate market have evoked the interest of their dependency and factors which influence the worth of pledged asset and the quality of commercial banks‘ mortgage loan portfolio. Furthermore, the recent financial crises’ consequences to banking sector revealed that credit policy and real estate valuation are very important for keeping stability in banking. According to this, the Mater thesis is focused on credit policy and relationship between real estate appraisers and bankers, because they take an important role for mortgage loans‘ and pledged asset‘s risk management in banking sector. However, there are not many researches related to real estate cooperation with commercial banks due to that this research will help to find an appropriate real estate appraisers and bankers’ cooperation method which ensure to manage risk effectively and stability in banking. The aim of the research is to analyze and determine the credit policy and the changes in real estate market impact on relationship between real estate appraisers and bankers in Lithuania. In order to achieve the aim of this research, were used meta-analysis of literature, comparative, dynamic, correlation – regression analysis and expert interview research method. To summarize,comparative and correlation – regression analysis showed that mortgage loans and real estate markets are affected by external factors, therefore, in order to manage the risk in banking sector and ensure financial stability and economic growth, need to implement credit policy which will be appropriate to market conditions and find the right model of partnership between real estate appraisers and bankers in Lithuania. The expert interviews result showed that incorrect assessment of pledged asset evoke the risk to banking sector stability. The improper real estate evaluation by sales comparison approach occurred due to comparing a property with sold estate with different features. According to the real estate appraisers’ opinion, incorrect pledged asset assessments happened because to identify comparable which should be similar as valuation subject is very difficult due to lack details in receivable information. All in all, the analysis results Revealed the opportunities to develop cooperation between the real estate appraisers and commercial bank in Lithuania.
