Abstract [eng] The aim of the research is to analyse the management-technical aspects of construction works organization and present the reasoned and sound means for improvement of the work organization. We have analysed the literature on this topic, explored the management- technical aspects and their importance for construction companies. In pursuance of establishment, which management-technical aspects are the most important for construction companies, we have done a quantitative analysis. 133 respondents from two construction companies: 68 respondents from UAN “Siauliu ranga” and 65 respondents from UAB “Rotonda” participated in the research. The analysis of the scientific literature revealed that quality, rapidity, and economy are characteristic of modern construction. That is achieved by increasing the level of construction works mechanization, using rationally productive and technological building machinery, mechanisms and mechanical means. It is irrational for small construction companies to use own machinery. Conversely, it is worth to use own machinery and mechanisms to big, and especially specialised, companies (road-building, building of communication means, concrete pouring and etc.). The accomplished survey of the employees of the construction companies allowed establishing the importance of management in the company, the peculiarities of team work, the impact of working efficiency and quality upon the achievements of the companies. We have explored, which construction mechanisms were rented by the companies and which were owned by them, and what factors influenced upon their choices. The results of the empirical research revealed that the construction companies used to rent the machinery. Currently, the construction mechanisms are used rather rarely, and this is conditioned by the considerable decrease of the amount of construction works. Upon using new services, the builders can rent out the mechanisms for some period. It is possible to do so quickly and effectively by choosing one of all suggested variants. Upon summarizing of all data of the research, we have presented our theoretical and practical conclusions and recommendations.
