61 pages, 8 charts, 20 pictures, 53 references. The main purpose of this master thesis is to identify the causes of unfunded housing loans in Lithuania. The work consists of three main parts: the analysis of literature, the research and its results, conclusions and recommendations. The literature review provides an overview of unfunded housing loans at the theoretical level, with insights into how it is detrimental to the economy. The reasons behind unfunded housing loans are highlighted. After a literature review, the research was conducted to analyze the reasons for the rejection of unfunded housing loan applications and to identify the most important factors influencing the rejection of a housing loan. Data were collected from a commercial bank operating in Lithuania. The data of potential clients provided in the housing loan application were analyzed, correlation and logistic regression methods were applied. The study revealed that most housing loan applications were rejected due to insufficient income, bad credit history and foreign currency. The main factors influencing this were the number of minor children, the number of borrowers, income history and the price of the house. The conclusions and suggestions are presented in the thesis. |
