Abstract [eng] The analysis of requirement for application of information model of a building under construction is presented in this article. The application software incorporates information technologies of separate participants of the project in one integrated system. When using this system all project data are accessible to each participant of the project. Two models for transfer of the dataflow are described: traditional and manageable. General contractor coordinating the direction of works is responsible for the control of the information in the traditional model, but a role of the customer in manageable model carries great responsibility, because a customer communicating with every participant of the project can make influence. The basic shortcomings of information control systems are described in this article. These shortcomings are: incorrect presentation of the basis of the data, unclear documentation of the technical part, initial and future financial expenditure; except for that employees do not like changes, therefore introduction of an information control system can be met hostilely. It should be noted that building information modeling (BIM) is a technology of modeling information which connects standards of designing and technologies of creation of projects, evaluates specific characteristics in architecture, engineering, construction and exploitation; and creates an opportunity to apply unforeseen changes in technologies. BIM connects different streams of information and their processes.
